Step 1: Set your priorities

Before you compare listings, answer a few questions for yourself. Weight each answer – what is essential, what would be nice?

  • Work: Do you commute to an office every day or work from anywhere?
  • Family: Do you need an English-speaking or international school nearby?
  • Travel: How often do you fly, and how important is a short trip to the airport?
  • Pace: City life with plenty on offer, or peace and nature?
  • Health: How close should specialists and hospitals be?
  • Use: Living there all year, letting it out or seasonal use?

Step 3: Check on the ground

  1. Make a shortlistPick two or three places and two neighbourhoods in each that match your priorities.
  2. Test daily lifeDrive the routes you will drive every day later: school, supermarket, workplace – at rush hour.
  3. Change the time of dayVisit the same street in the morning, in the evening and at the weekend. Noise, light and life change a lot.
  4. Think about the seasonTourist areas are quiet in winter and crowded in August. If possible, see both.
  5. Talk to peopleNeighbours, café owners, expat groups: they tell you more than any brochure.

Frequently asked questions

Which place is cheapest?

There is no blanket answer – within every region prices vary widely by location, age and sea view. Limassol is generally considered the most expensive market. Compare current listings in the same category.

Where do most newcomers live?

All the coastal cities have international communities. Limassol is particularly international, and a large English-speaking community lives around Paphos.
